Shun Tak Property Management Limited (“Shun Tak Property Management”), a member of Shun Tak Group (the “Group”), is committed to providing safe and quality property management services by integrating forward planning, professional coordination and attentive care into daily operations. To mark its 10th anniversary, the Property Management Services Authority (“PMSA”) launched the “ProMan Everywhere” campaign, sharing real-life stories of property management practitioners through a commemorative publication and promotional videos to show how they safeguard communities with professionalism and connect people with care. From cases across Hong Kong, the PMSA selected more than 50 outstanding stories for its commemorative publication. Three frontline service stories from Shun Tak Property Management are featured in the publication, and the Shun Tak Centre property management team was also invited to appear in the PMSA’s 2026 “ProMan Everywhere” promotional video series. Separately, the management and operations team of The Westwood, a shopping mall under the Group, received a certificate of appreciation from an event organizer for its coordination of a large-scale event. Spanning commercial buildings, residential estates and shopping malls, the four stories illustrate how the Group’s approach to property management is applied across different service settings.

Planning for Extreme Weather, Keeping Operations Running

Located on the waterfront in Hong Kong’s core business district and adjacent to the ferry terminal, Shun Tak Centre faces a critical test whenever a storm approaches: safeguarding facilities and maintaining operations. When Super Typhoon Ragasa struck Hong Kong in September 2025, the Shun Tak Centre property management team understood that storm response cannot simply mean waiting for the storm to arrive and pass; proactive preparation is essential. Well before the storm arrived, colleagues cleared drainage channels, tested water pumps and prepared emergency supplies. They remained on duty throughout the period when typhoon signals were in force and responded promptly to water accumulation and seepage. As soon as conditions eased, the team began inspections and restoration work so that facilities and services could return to normal as quickly as possible. From advance preparation to swift recovery, the team’s work reflects the Group’s emphasis on planning ahead and integrating risk management into daily property operations.

Responding to Emergencies, Safeguarding Public Safety

Shun Tak Centre is home to government departments, multinational corporations, consulates and public organizations, with a constant flow of visitors from diverse backgrounds. To safeguard the safety and order of the building, the property management team always stays alert and responds flexibly to unexpected situations. In late 2025, a high-profile robbery involving JPY 1 billion took place in the vicinity of Shun Tak Centre. The management office was notified by the Police that the suspect might have fled into the property. The team immediately activated its response procedures and deployed security personnel at the main entrances and key locations. While safeguarding people within the building and avoiding disruption, the team carefully controlled crowd flow and monitored the site. At the same time, the team used CCTV to assist the Police in tracking the suspect in real time, leading to a successful arrest. The incident shows that managing a Grade A commercial building goes beyond maintaining daily operations; it also concerns the safety of occupants, tenants and visitors. Through rigorous management integrated with digitalized operations, the team continues to enhance security monitoring, patrol efficiency and emergency response capabilities, creating a safe and reliable environment for all.

Attentive Community Service Brings Neighbors Closer

Professional property management is not only about crisis response; it is also reflected in the details of everyday service. At The Belcher’s, a large residential estate on Hong Kong Island managed by Shun Tak Property Management, the property team takes attentive care of the estate’s ornamental pond, home to 70 koi fish and 10 turtles. The team monitors water quality prepares feed and carries out regular maintenance to keep the ecosystem healthy, and shares information about the pond’s ecology with residents and children to encourage neighborly interaction. Over time, the pond has evolved from an estate facility into a shared space where residents can relax, neighbors can interact and children can connect with nature, demonstrating how property management can extend beyond facility maintenance to enhance the resident experience and community connection.

Professional Mall Coordination Ensures Smooth Events

Beyond commercial and residential settings, Shun Tak Property Management’s professional capability is equally evident in mall operations. The Westwood’s management and operations team recently received a certificate of appreciation from an event organizer for its crowd-flow planning, crowd management and on-site coordination during a large-scale event. Faced with significant queues and shopper traffic, the team planned visitor movements in advance, drew up crowd diversion and order management plans, and coordinated arrangements in response to on-site conditions, enabling customers and event participants to take part in the event in a safe and orderly environment. The recognition reflects the team’s attention to safety and service details in professional operations.

Continuous Improvement for Quality Property Management

Property management services are diverse and wide-ranging and closely connected to people’s everyday lives. From extreme weather and emergency response to daily community care and mall safety management, these real cases not only demonstrate the professional standards and resilience of Shun Tak Property Management teams but also embody the Group’s core values of “putting people first and service above all”. Looking ahead, the Group will continue to uphold its development philosophy of innovation, care and green development, continuously enhance the quality of its property management services, create safer, more convenient and harmonious living and working environments for tenants, occupants and the wider community, build high-quality and sustainable communities in the places where it operates, and serve as a steadfast force that safeguards communities and connects people.
